Is there parking at Landgate Cottage?

Street parking is available outside the cottage and three long term car parks are within 150 metres’ walking distance. The Rye Market car park on Rope Walk is the closest.

Are bed linen and towels included?

We provide all bed linen and plenty of soft, fluffy towels to help keep your packing to a minimum!

How far is the cottage from London?

We are 80 miles from Central London, with a journey time of approximately 1 hour 50 minutes. Trains from Rye station change at Ashford International and take 1 hour 25 minutes to London St Pancras or 2 hours to London Victoria or Charing Cross.

How far is the cottage from Eurotunnel, Eurostar and the ferry?

We are 40 minutes from the Eurotunnel at Folkestone (30 miles) and 1 hour from Dover ferry port (40 miles). The Eurostar terminal at Ashford is just 30 minutes’ drive (19 miles).

Access information for Landgate Cottage

Short term street parking is available outside the Cottage. Alternatively there are three longer term car parks within 150 metres walking distance. The Market car park is the cheapest.

The Cottage is accessed through the front door from the roadside pavement. The door is 170 cm high and 76 cm wide and drops 13 cm down onto an internal step 94 cm wide by 37 cm deep. From the step is a drop to the sitting room floor of 13 cm.

All of the house is carpeted except for the kitchen and bathroom.

There are stairs which lead to two first floor bedrooms and a bathroom, via a spacious landing. There is a substantial height restriction of 178 cm (5 ft 10 inches) above the 4th and 5th stair step. It can very easily be ducked under.

The bottom step of the stairs rises 10 cm onto a platform 68 cm by 68 cm. Following a 90 degree turn to the right there are 10 steps 18 cm high, 22 cm deep and 70 cm wide. There are substantial banisters on the right hand side and a solid wall on the left. At the top of the stairs is a platform 72 cm by 72 cm and a 90 degree turn to the right takes you to the landing up a 20 cm step.

All the first floor rooms are on a level with doors 193 cm high and 75 cm wide and no internal steps or height restrictions.

The bathroom has slip-resistant vinyl floor covering. There is a rubber slip-resistant mat available for inside the bath. The edge of the bath, which has a shower inside, is 60 cm high.

Downstairs the internal door to the kitchen is 193 cm high and 75 cm wide with no step. The kitchen floor has smooth clay tiles. The kitchen table is served by a converted church pew which has been fixed to the wall. Access to these seats is a little limited but an alternative two smallish kitchen chairs are available.

The rear kitchen door is small and quite narrow and leads to the outside courtyard. The door is 184 cm high and 58 cm wide. There is a step down 12 cm onto an area of wooden decking on two levels, with an upward step of 12 cm and quite a large downward step of 24 cm onto a concrete area. Please note that the decking particularly, and sometimes the concrete, can become very slippery in damp or frosty conditions.

In the rear courtyard are a table and chairs and a solid bench for guests to use. The courtyard also gives access to the waste bin collection facility via a secure covered alleyway leading to the street. There is an upward step of 20 cm into the alleyway.

Landgate Cottage has good lighting all round with natural light from many windows and good electric lighting. Both the sitting room and kitchen/diner have natural light from the front and rear of the cottage.
